Landlord and Tenant fees

TENANT FEES Tenant – single application £100 plus VAT Additional applicants £ 25 plus VAT Guarantor applicants £ 25 plus VAT

REQUIREMENTS Photographic identification Previous utility bill / bank statements Completed reference form Payment of set up fees Upon the date of occupation the deposit and first months rent will be payable Set up fee includes: – • Uploading and overseeing tenant application • Production of the tenancy agreement and any individually negotiated clauses • Confirmation of the acceptance of reference reports from your prospective landlord • Compiling all necessary safety certificates and consents in place • Providing deposit registration with the Tenancy Deposit Scheme and providing certificate of the registration

LANDLORD FEES Let only £300 plus VAT Includes:- • Marketing appraisal • Advertising as required – online advertising utilising Zoopla plus Brownill Vickers website • Advertising board (if required) • Accompanied viewings • Tenant references • Deposit collection and retention • Collect and transfer first months rent • Change of occupant letters sent to utility companies • Standing order form given for future payments as required • Inventory provided by the landlord, outsourced or conducted by Brownill Vickers for an agreed fee Full management - As let only - £150 plus VAT for tenant finding Plus ongoing charges of 10-15% (12-18% including VAT) • Rent collection and transfer on a monthly basis and provide rental statement to landlord • Periodic inspections • Co-ordinating all maintenance issues • Arranging any Health & Safety requirements/certification as agreed with landlord • Inventory provided by Brownill Vickers (more detailed outsourced inventory can be provided at an additional cost) • Chasing rent arrears • Notices can be instructed by a solicitors at an agreed rate All our contractor invoices are charged back on an “at cost” basis. NO HIDDEN ADDITIONAL AGENCY FEES. No additional charges for paper rental statements, key cutting admin, extra property visits as required, rent review.
